Your obligations under Queensland law
Under the Plumbing and Drainage Act 2018 (Qld), property owners and managers are responsible for ensuring all plumbing and drainage work is carried out by a QBCC-licensed contractor. For all notifiable work, licensed contractors are required to obtain compliance certificates (Form 9) and provide copies to the property owner. Failure to maintain these records — or to engage unlicensed trades — can expose property owners to penalties and liability for consequential damage. A proactive compliance program, including annual backflow device testing and regular CCTV drain inspections, is the most effective way to manage these obligations and protect property value.
